<p>マイホームを購入するにあたって<span class="sbd-text-red">毎年の固定資産税がいくらかかるのか</span>は気になるところですよね。僕も購入前にかなり調べたものの、結局よく分からなくて通知が来るまでとても不安でした…。</p>

<p>固定資産税は以下の計算式で求められます。</p>

<h3 class="wp-block-heading"><span id="toc4">課税標準額について</span></h3>



<p>課税標準額は、<span class="sbd-text-bg-yellow">「同じ建物を建てたらいくらになるか」</span>という「再建築価格方式」で求められます。そのため、一般的な相場は<span class="sbd-text-red">実勢価格の4～6割が目安</span>になるそうです。</p>

<p>そう、我が家はこの家を4,585万円で購入しました。仮に5割ほどの価値であれば<span class="sbd-text-bg-yellow">課税標準額は2290万円程度</span>のはず。しかし<span class="sbd-text-red">実際には1443万円</span>と判断されたのです。</p>

<p>我が家の固定資産税額を公開させていただきました。固定資産税は、一般的に<span class="sbd-text-red">「購入金額の7割に税率（1.6%）を掛けた値」が目安</span>になるそうです。</p>



<p>しかし我が家では、<span class="sbd-text-bg-yellow">課税標準額が想定より半分も安く、その分固定資産税も安く抑えられました。</span></p>
